PREPARING TO LIST

Preparing your home for sale: Over the years, we have learned to see houses through a buyer's eyes. We will help you prepare your home for sale by offering suggestions to enhance its presentation.
Photographs: We hire a professional photographer to photograph your home and produce high quality, high resolution digital pictures. Photographs are the most important tool we use. Remember that a picture speaks a thousand words.
Marketing brochure: A full color printed piece with photos and information that highlights the features of your home will be available to buyers. This is an important tool to help interested buyers remember your home.
Just listed notice: We maintain a network of active agents in your area and send an email version of the brochure to each of them - a great way to get the attention of the best and busiest agents in the market.
ACTIVE ON THE MARKET
Professional signage: A professional yard sign will be installed immediately. A laminated flyer is attached to the sign to display the highlights of your home to passersby.
Multiple listings service: Your property will be placed on the local Multiple Listing site. This agent-only database displays information about every property for sale in our region. The NWMLS allows all agents and companies access to the same information and creates a level playing field, exposing your property to every agent and, by extension, every buyer in the market.
Public real estate sites: Once your property is listed on the MLS, your listing information, including photos, will be available on all real estate company sites on the internet. This occurs automatically within 24 hours. The general public will be able to find your listing even if they are not working with a real estate agent at the time.
Showings: Showing appointments are always scheduled with your knowledge. We will coordinate with you to create a showing schedule that fits your schedule and one that provides access for agents to preview and show your home.
Open houses: Public open houses are an important tool to expand the potential buyers for your home. We will host weekday open houses to encourage agents to easily see the home without making an appointment. Weekend open houses on Saturday or Sunday afternoon will allow buyers to view the property even if their agent is not with them. We believe strongly in the efficacy of open houses and will work with you to schedule frequent opens until the property is sold.
Reports: You will receive timely reports from us to keep you updated on listing activity as well as the activity of the larger market itself, your competition and the response from buyers and agents who have seen your property.
Offers: We represent you and your best interests. After putting together hundreds of deals, we are negotiating experts. We negotiate all offers, determine the qualifications of your buyers and organize and guide your transaction through to closing to insure that your sale closes smoothly.
